Remove dirt, debris, and leaves from inside the condenser
Check and record out door coil temperature differential
Clean electrical components with compressed air or nitrogen.
Verify the drainage holes in the bottom of the condenser are clear.
Check for damaged fins; straighten if necessary.
Check condenser fan mounting bracket and wires.
Check condenser fan motor for bearing ware.
Inspect and tighten all loose electrical connection
Verify compressor run capacitor micro-farad rating.
Check and record coil temperature differential.
Check refrigerant piping for kinks and bends.
Check suction line insulation.
Tighten and secure all electrical connections.
Check for frayed, worn, or brittle wiring.
Check for proper voltage.
Check out door disconnect
Check fuse holder and verify proper size.
Check compressor terminals.
Check contactor condition and voltage across terminals.
Monitor Air Conditioner operating pressures for proper refrigerant charge.
Monitor voltage and amperage draw on all motors.
Monitor Air Conditioning cycle record super heat and sub cooling
Check Evaporator temp split.
Record evap coil temperature split.
Check and replace all missing screws.
Test thermostat operation

For Gas Furnace

Inspect heat exchanger and burners.
Vacuum and adjust as necessary.
Adjust gas pressure as necessary.
Inspect pilot operation.
Monitor flu draft for safe operation.
Inspect and test safety controls.
Adjust air flow and test for proper temperature rise.
Inspect heat exchanger for cracks.
Test thermostat.
Test for CO2.
Test fan motor operation
Test inducer motor operation.
Check for clean and clear refrigerant coil.
Test static pressure across furnace.
